Mike Edwards from Energy Cert Ltd and Host of the Harrogate Property Network.
"The EPC – a Tax on the Landlord or a way to save the planet".

After 20 years as a Pharmaceutical Representative, Mike, turned to computer training in the mid 1990’s. Looking for a further challenge, he then retrained as a Domestic Energy Assessor and was in at the start of HIPs being made a requirement. Mike always thought that having done the DEA work for sometime he would take up the role of Trainer of DEA’s, but with the oversupply in the industry, he has put that on hold, he has had to contend himself with doing the work on the ground. Mike specialises in the provision of EPC to landlords and the full Home Information Pack.
During his talk, Mike will be sharing some of the amusing stories about carrying out surveys and looking at the role of the DEA and why the EPC is required, he will also be offering advice on how to get a good rating.

You may recall at the last event, I briefly spoke about an 85% LTV product currently available for buy-to-let and commercial property purchase's.
No surprises, this has proved to be very, very, popular.
Remember, this is an 85% Loan to Value product and not an 85% Loan of the Purchase Price.
The current interest rate for BTL is 4.6% fixed for 2 years.
I will be giving a short demonstration on how to structure your deals and how this product can and will give you cash back.

Points to note: This product is perfectly legal. There is no "creative finance" required. No bridging loans and associated fees, and certainly no scripting for vendors. (Not that I would ever suggest that that sort of thing may on occasion take place) :.)

Event 8th June

A really enjoyable evening last night with plenty of lively interaction.

“How to run a Property Business in less than 4-hours per week”

Paul has agreed to return this week to enlighten and entertain us with additional information about his DSS strategy.

Paul is a well known and well respected member and contributor of many property discussion forums and guest speaker who specialises in DSS tenants.He is based in Leeds and began buying and refurbishing property without using any of his own money while still at University, without telling his parents and without his own transport. Still only in his mid twenties and with a substantial property portfolio, he maximises his profts by using DSS tenants. He has developed a proven strategy that works.

Matthew is an expert in systematizing his business. The majority of his portfolio are HMO’s and this meant that the management time involved is higher than single lets. Because he grew his portfolio very quickly, he needed to put in place processes and systems to ensure that he could manage his business in the most efficient and effective manner.
